A straight cash offer for your Houston house

I buy Houston-area houses for cash, with no repairs or cleaning.

Ask for a cash offer

Send the address. I usually call or text within one business day.

Required unless marked optional.

Up to 2,000 characters. Leave out account numbers and private documents.

I only use this to contact you about your house. I don’t sell or share your information.

I look at recent sales in your neighborhood and talk with you about the house before working out an offer. You get a real number and the reasoning behind it.

  • No repairs or cleaning
  • No agent commissions
  • Close when you’re ready
  • A real number with the reasoning behind it
  • Free to ask

How it works

  1. Send the address.
  2. I call, and we talk through the house and what you need.
  3. If my number works for you, we put it in writing and you choose when to close.
  4. I walk through the house before closing, and we close at a title company.

More about how it works

Your situation

Whatever is going on with the house, start with what’s happening.

Find out who can sign before taking on a cleanout or repairs.
Behind on mortgage payments
Read the notices and compare selling with your other options.
House needs major repairs
A roof, foundation, or water problem doesn’t have to be fixed first.
Tired of being a landlord
Tenants and leases are part of the conversation.
Going through a divorce
Everyone with a right to sell needs to be part of it.
Relocating
Close on a date that fits your move.
Behind on property taxes
Unpaid taxes are usually paid from the sale at closing.
Flood or fire damage
Tell me what happened and what has been repaired so far.
Code violations or city notices
Send the notice along with the address.
A vacant house
An empty house still costs taxes, insurance, and upkeep.
Downsizing or moving into care
No need to clear out or clean before you sell.

A note from the owner

I’m Victor. I run Valid Home Buyers here in the Houston area. When you send your address, I look at recent sales nearby and call you back, usually within one business day, to talk about the house and what you need from a sale. If I make an offer, I’ll explain how I got to the number. If a cash offer isn’t your best move, I’ll say so.

I may close on the house myself or assign the purchase contract to another investor I work with, on the same price and terms. I’ll tell you in writing before you sign anything. Asking for an offer doesn’t commit you to anything.

Houston and the surrounding area

I buy houses across Harris, Fort Bend and Montgomery counties, plus north Brazoria County and the Katy side of Waller County.

A few questions

Who closes on the house?

Sometimes I buy and close on the house myself. Sometimes I bring in another investor I work with, and they close instead. Either way, the price and terms you agreed to don't change, and I'll tell you in writing before you sign anything.

Will the price change after you see the house?

I’ll walk through the house before closing. If the inside is very different from what we talked about, I’ll explain what changed. Any change to the price needs your agreement in writing.

Do I pay anything to get an offer?

No. Asking for an offer is free, and you’re not committed to selling.

How soon can I close?

Close on your schedule, quickly or later if you need time to move. The title company confirms the earliest date once the title work is done.

Are you an agent?

No. Valid Home Buyers is a real estate investment business, not a licensed real estate broker or agent. I’m considering buying the house, not representing you in a sale.
